Ocean Terrace Properties is pleased to provide builders with an opportunity to acquire fee simple lots within its first phase. With its unique seaside setting, located in an established community, and a short drive to Victoria, this development is ripe with opportunity to the astute builder.
To protect the integrity of the development and provide a first class building environment, Ocean Terrace Properties will form a builders' consortium whereby qualified builders will participate in the project development. This select group of quality contractors will be responsible for launching phase one, and subject to certain terms and conditions, will have the first right of refusal on subsequent phases. With attractive building guidelines and design standards, it is envisioned that quality and consistency will prevail.
Lots range in size from approximately 4500 – 10,000 square feet. Within that phase approximately 80 percent of the product will be between 4500-6000 sqft, offering prospective builders the opportunity to provide a product that does not currently exist in the Mill Bay, Shawnigan, Cobble Hill areas. Of the 50 phase one lots, 30 have views of the ocean, Mt. Baker, and surrounding Gulf Islands.
While pricing has yet to be finalized lots will offer very good value, thereby providing the opportunity to capitalize in a niche market. Pricing will be established by mid-summer.
It is anticipated that registration will take place in early 2012. We are currently soliciting expressions of interest and this is not a public offering.
